RERA to Take Action Against Unregistered Developers

Real Estate Regulatory Authority (RERA) will soon shoot a letter to the district collectors to take action against the ongoing real estate projects in the rural areas, who have not registered their projects with RERA website.

The action would be taken after carrying out a survey.

RERA would also impose the penalty on the illegal projects. The official informed, under section 3 of RERA Act, 2016 developers in rural areas were provided with 90 days. Sources said (RERA) will now impose 10% of the project cost on developers who have not registered their ongoing projects with the regulatory.

According to sources, the majority of real estate projects in rural areas across the state continue to remain out of RERA radar. Though, three months’ deadline for ongoing projects in the rural periphery of the state to register with RERA ended way before, not many developers have come forward for registration. Sources said, “Less than 20 developers have registered their projects across the state.”

After implementing the Act in urban areas, RERA decided to take real estate projects in rural areas under its ambit. A penalty would be imposed on developers who have failed to register their ongoing project within the stipulated deadline. “There are many projects coming along the highway adjoining or away from city periphery across the state. To safeguard the interest of consumers, a decision was taken to take these projects under RERA ambit, after seeking RERA chairman’s permission. Now action on developers would be taken who have not registered their projects,” the official said.

RERA was introduced with an aim to bring more transparency in the existing system and protect the interest of home buyers.

The consumers wishing to register their complaints with the regulatory authority can go ahead after seeing the registered project profile on the RERA online portal, in case they feel duped. Those who have booked their flats in a residential complex and their developer has not registered on portal can also inform the authority.
